Series E

Series (E) includes a range of home designs which are suitable for land which has a general fall from front to back, below street level. The Tullipan Home Designs within this category are: The Glenvale, The Baltimore MK I, The Baltimore MK II,The Baltimore MK III.

The Design - (Series E)

Home designs in this category are based on the front section of the house being placed half a storey (1.35m) above the rear section of the house. The attraction to this type of design is that the requirements to cut the house into the land across the streets frontage, is minimised by the raised garage and entry foyer level. The main living areas being located to the rear, across the full width of the building, allowing direct access to the backyard for integrated indoor/outdoor entertaining.

This floor plan layout can also be known as a Tri-level home design. Various façade options can be adopted to this type of design. Changes to the method of construction such as the introduction of bearers and joists and elevated foundation brickwork can be implemented to tackle the steeper, more challenging land grade. Elevated decks can be added to the rear with integrated yard stops to achieve elevated outdoor entertaining areas.
